Agents help ‘build dreams’

One of Dallas’ finest custom homebuilders has teamed up with one of the area’s top-producing luxury real estate agents to assist families in creating the home of their dreams. Ben Coats of Coats Homes and Michelle Wood of Briggs Freeman Sotheby’s International Realty are joining forces to connect clients looking to build with premier build-to-suit homes.

“I am passionate about building the highest quality homes in Dallas,” says Coats. “Partnering with Michelle allows me to focus on building, while Michelle uses her incredible skills to market spec homes and help buyers find the perfect built-to-suit locations.”

Recent reports show that new home starts in Dallas County are at their highest level since 2006. As a result, lots are in demand for built-to-suit and spec homes throughout the Park Cities. Coats Homes currently has five build-to-suit and two spec homes under construction. Most popular are transitional/light contemporary styles that are bright, open and accommodate flexible living with large kitchens, master suites downstairs and space for storage.

“We’re focused on finding oversized lots in prime locations,” Coats says. “When purchasing land, our ideal lot size is about 80 feet by 160 feet. Wider lots like these are very attractive to buyers because they allow people to be more creative with their floor plan and architecture.” 

According to Wood, buyers are realizing that now is the right time to buy. “Interest rates are still low, and lot prices are on the rise,” says Wood, who added that customers who had previously only considered existing homes are now considering custom homes. “Building a custom home allows someone to get a truly unique home with its own look and feel and a floor plan that is specific to their needs.”

According to Bryan Hagen, appraiser, D.W. Skelton & Associates Real Estate Appraisers, land values are up 20 to 25 percent in the past 12 to 18 months, with some going for as much as $90-$110 per square foot depending on location. Builders have turned their focus toward 6,500-square-foot homes with beautiful finishes (think wide-planked hardwood floors and marble counters) and outdoor entertaining space.

“With demand for prime lots rising, the time to list or build is now,” Wood says. “People who are considering building shouldn’t wait for the spring market. There will be much more competition for lots at that time.”
